First Home Owner Grant QLD 2026 — $30,000 Grant for New Homes Explained

Queensland’s First Home Owner Grant (FHOG) offers eligible first home buyers $30,000 toward purchasing or building a new home. Combined with the stamp duty concession, first home buyers in QLD can save over $50,000 on their first property.

$30,000
For new homes valued under $750,000

Eligibility Requirements — QLD FHOG 2026

  • You must be purchasing or building a new home (never been lived in or sold as residential)
  • The property must be in Queensland
  • The property value must be under $750,000 (including land and construction)
  • You must be an Australian citizen or permanent resident
  • At least one applicant must be 18 years or older
  • Neither you nor your spouse/partner can have previously owned residential property in Australia
  • You must move into the home within 1 year of settlement or completion
  • You must live in the home as your principal place of residence for a continuous period of at least 6 months

What Counts as a “New Home”

To qualify for the QLD FHOG, the property must be a new home. This includes:

  • A newly built home you’re buying from the builder (off-the-plan or completed)
  • Land plus a construction contract to build a home
  • A substantially renovated home (where the renovation meets specific ATO criteria)

An established home that has previously been lived in does not qualify for the $30,000 grant. However, the stamp duty concession (zero duty up to $700,000) still applies to established homes for eligible first home buyers.

How to Apply for the QLD FHOG

You apply for the Queensland FHOG through your lender (if using a home loan) or directly through the Queensland Revenue Office if you are not taking out a loan. Most lenders are approved agents and handle the FHOG application as part of the loan settlement process — the grant is typically paid directly toward your purchase at settlement.
